The proposal responds to the existing context of the site which is recognised as a key gateway in to the town, providing a landmark building to the area. The appearance is simple and elegantly proportioned, allows lots of natural light and maximises the views available in this area.
The proposal is designed in a way that safeguards the open land setting of the site. The trees are an important feature of the site and the proposal maximises their ecological/environmental benefits. The layout recognises the need for a balance between density, open space and the relationship with the surrounding built environment.
